Staff is super kind, helpful, and welcoming. They served me the best breakfast I have ever had in my life. The rooms are beautiful. Coffee in room, new TVs, cold AC, and great beds. Great setting in beautiful Virginia Wine Country.

We didn't have their breakfast, did our own. Great bed, nice towels. Went to the neighboring winery and it did indeed have a great view and good wine. Beautiful flowers blooming on the grounds too. Very friendly hosts. We didn't have time to explore the property with our schedule, heard it was nice.

Quiet The stink bugs. Had about 10 in the room.

It was a great room to stay in, beautiful views and the nicest hosts! Breakfast was extra but it was amazing. We had such an amazing time staying there.

Had a great stay! My only complaint is that the water in the shower didn't get as warm as I would have liked.

The property has several buildings, but all of them appear to need some maintenance. We walked around hoping to explore the “farm,” but there wasn’t much to see or do, and there were no nice views or inviting outdoor spaces to relax in. The outdoor furniture looked dirty and unkempt, which made it unappealing to sit outside. Access to the room required walking around the main house and using an exterior staircase that felt quite unsafe and worn. The room itself was fairly clean but didn’t feel fresh or cozy. The yellow light bulbs, scuffed walls, and need for a new coat of paint all added to a tired appearance. The balcony was not usable due to spiderwebs and dead bugs. Breakfast is not included but can be requested in advance for an additional cost. The kitchen is shared with the homeowner, who was very friendly and welcoming. Overall, while we appreciated the kind host and proximity to local wineries, the property itself felt more like a home with extra rooms being rented out rather than a true bed and breakfast experience. Unfortunately, we wouldn’t choose to stay here again.

Wonderful walking/hiking path by Lynch River!

This property is absolutely lovely. I stayed for a wedding near a local vineyard & got in really late from my flight. Accessing the room was easy & it was very clean. The property owners were great & extremely friendly (despite my small interaction due to wedding things) i would stay here again just for the coziness of it all.

It was a very good stay. We enjoyed the room. The room was very clean. No problems.

It’s nestled in a quiet cove of mountains , forest and peace.

It was a quaint and tranquil place to getaway. We had what we needed for our stay. It was close to several wineries.

In the middle of nowhere The curtains had stains and could have been thicker to block the light
-
It was quite with only two other rooms in the building. We met our host and got to know him. It said breakfast available but did not mention we need to give a two day advance notice. Also, the pictures did not show that the kitchen was to be shared with everyone including the host.

Positively wonderful stay with excellent proximity to Shenandoah NP, wine country, and Charlottesville destinations - Sarah and Reimer were lovely hosts! Highly recommended!

The hosts are extremely kind and welcoming. Pillows and bed in peach room were amazing!!! We had other obligations or we would have roamed the property. Maybe next time.

The owner was really nice and chill, and the atmosphere is very relaxing

The room was nice and warm. The stairs and the kitchen looked like it was part of the room.

The room and location were just what we wanted. The owners are the nicest people. Breakfasts are the best part of the stay!
